Soft Washing vs Pressure Washing: Which Does Your House Need?
They are not interchangeable, and the wrong choice on siding is the fastest way to turn a cleaning job into a repair job.
The difference in one paragraph
Pressure washing uses high-pressure water to physically remove dirt from hard surfaces. Soft washing uses low pressure with cleaning solutions that kill algae, mold and mildew, then rinses gently. Pressure washing removes what is sitting on the surface. Soft washing kills what is growing into it.
Which surfaces need which
Pressure washing suits: concrete driveways, sidewalks, patios, brick and stone paving, and dumpster pads. Hard, dense, non-porous surfaces that can take force.
Soft washing suits: vinyl, stucco, fiber cement, painted wood, shingles, screens and anything with seams water can be driven behind. Essentially the whole vertical face of the house.
Why it matters so much on siding
High pressure on siding forces water behind panels and into wall cavities, where it does not dry. It strips paint, etches soft wood, cracks old caulk and can void siding warranties. The damage often does not appear for months, which is why the connection gets missed.
A pressure washer at close range will also cut through window screens and drive water past weatherstripping. None of this is exotic; it is the normal outcome of pointing a concentrated jet at something not built to take one.
Why soft washing lasts longer
This is the part people find counterintuitive. Blasting algae off a wall removes what you can see while leaving the root structure embedded in the surface, so it returns quickly. Soft washing kills the organism, so regrowth starts from scratch.
The visible result on day one can look similar. Twelve months later it does not.
What we use where
Siding, painted trim, soffits and fences get a soft wash. Driveways, walkways, patios and pool decks get pressure through a surface cleaner, which keeps the distance and overlap even so there are no stripes. Pool decks and stamped concrete get pressure dialled down for the coating.
Most jobs use both in the same visit, which is the point: the method should follow the surface, not the equipment already on the truck.

Is soft washing as effective as pressure washing?
On siding, roofs and painted surfaces it is more effective, because it kills the growth rather than knocking it off. On concrete, pressure with a surface cleaner is the better tool.
Can pressure washing damage vinyl siding?
Yes. High pressure can crack panels, force water behind them and strip paint on adjacent trim. Vinyl should be soft washed.
