Flatwork is 12¢ per square foot. House washing is about 18¢ per square foot of house. A $149 minimum applies per visit. Fences, gutters and windows are quoted from photos and are not included above. Final pricing depends on condition, access and height, which is why the written quote is the number that counts.
About these numbers
How do I measure my driveway?
Multiply length by width in feet. A standard two car driveway is roughly 20 by 30 feet, which is 600 square feet. Precision is not important here, because the written quote confirms the real number from your photos.
Why is there a $149 minimum?
A visit costs the same in travel, setup, water and teardown whether we clean 400 square feet or 4,000. Rather than quietly inflating the rate on small jobs, we publish the floor. It is also why adding walkways or a patio to a driveway booking gets you considerably more for the money.
Is this estimate binding?
No. It is arithmetic on our published rates, so it is a good guide, but condition, access, height and surface type all matter. The written quote we send after seeing photos is the number that holds, and it holds for 30 days.
What is not included here?
Fence cleaning, gutter cleaning and window cleaning, which are quoted by length, height and count rather than area. Rust removal and heavy oil treatment are also priced separately because they need different chemistry.
Do you charge more for two-story homes?
Height and access can affect the final figure, since second story work is slower and needs different equipment. The per square foot rate is the starting point, not the last word.
