Why exterior cleaning punches above its weight
The first photograph in a listing is almost always the front elevation, taken from the street. That single frame contains the driveway, the walkway, the front of the house and the entry, which is precisely the collection of surfaces that accumulates visible grime.
A green-streaked driveway in a listing photo reads as deferred maintenance, and buyers extend that impression to things they cannot see, like the roof and the HVAC. Cleaning does not change the house. It changes what people assume about the house.
The order that matters
If budget is limited, this is the priority order:
- Driveway and front walkway. Largest visible area in the primary photo.
- House wash on the front elevation. Removes the streaking that reads as age.
- Entry, porch and steps. Where every buyer physically stands while the agent works the lockbox.
- Back patio or deck. The second most photographed outdoor space.
- Fence. Frames every back yard photo.
- Exterior windows. Makes interior photos noticeably brighter.
Sequence and timing
Order of operations matters. Wash the house before the windows, since washing siding sends dirt across the glass. Clean the driveway after the house, since runoff lands on it.
Book two to three weeks before photography. That leaves room for one weather reschedule and time for surfaces to dry fully before the photographer arrives.
What to skip
Sealing a driveway immediately before listing rarely earns its cost back and can look freshly patched. Painting over a stain that would simply wash off is money wasted. Cleaning a roof purely for a listing is generally unnecessary unless streaking is severe enough to be visible from the street, in which case it should be soft washed rather than pressure washed.
